Most of these come straight from real guest conversations — so you get the answer before you ever have to ask. Before you book

How many people can stay?

Up to 19 overnight guests. Groups over 12 pay $50 per person, per night, for each guest above 12 — it covers the extra setup, supplies and turnover a big group takes.

Can friends visit during the day?

A few daytime visitors are fine. Total headcount on the property can never exceed 19 — day or night — and visitors head out by quiet hours.

Do you host events or parties?

No parties or events — this is a home for overnight group stays, and noise is monitored. Planning a special occasion and wondering about a small daytime gathering? Message us before you book — occasionally we can approve one with an event fee. Unapproved events end the stay and carry a $1,500 fee, so it's always worth asking first.

Why is there a security deposit?

It's standard for large-group homes. $500, collected securely through our booking system, and fully refunded after a damage-free stay — typically released about 48 hours after a clean checkout.

Can we book direct and save?

Yes — booking right here on thecharlotte.social skips the OTA service fees, saving your group up to 15%. Same house, same hosts, better price.

What are quiet hours?

Outdoors: 9pm–9am on weeknights and 10pm–9am on weekends — the hot tub, pickleball, fire pits and movie theater wrap up by then, out of respect for our neighbors. Inside, the house is yours.

Can we smoke outside?

No — smoking and vaping aren't allowed anywhere on the property, indoors or out.

Can we bring our dog?

Sorry, no pets.

Arrival & parking

How do we get in?

Self check-in with a smart lock — no physical key. Your code is unique to your stay and arrives automatically the morning of check-in, along with the WiFi and parking details. Check-in is at 4:00 PM.

When do we get the door code?

The morning of your check-in day, sent automatically — no need to request it.

Can we check in early or check out late?

Both are possible but never guaranteed — it depends entirely on whether we have a same-day turnover. The house is big, so our cleaners need the full window between the 10 AM checkout and 4 PM check-in. If no one is checking out the day you arrive (or checking in the day you leave), we're usually happy to accommodate — just message us. We often can't confirm until a day or two out, since bookings can come in up to 24 hours before arrival.

Where do we park?

Up to 6 cars on the property. If you need more, up to 2 additional cars can go on the street directly in front of the house — please don't exceed that, out of respect for our neighbors.

During your stay

What's the WiFi?

Sent to you automatically — once a few days before arrival and again the morning of check-in. No need to ask.

How do we use the outdoor movie theater?

The screen control is in the pantry, next to the fridge. For the projector, connect your device to the house WiFi first, then screen-share or cast to it.

Is there a grill? Do we need to bring gas?

Yes — a gas grill, and the gas is supplied. Nothing to bring.

How do the fire pits work?

Message us and we'll send you the quick how-to video — it takes about a minute. Fire pits wrap up by quiet hours.

Is there an iron?

No iron, but there are two clothes steamers in the house — in drawers in two of the upstairs bathrooms.

The hot tub jets won't turn on.

Press the jets button on the control panel. If nothing responds, message us — any hour, day or night — and we'll get it sorted.

The hot tub seems cold.

That usually means the cover was left open. Close it, give it 1–2 hours, and message us if it doesn't recover.

A breaker tripped.

The panel is in the game room (it used to be the garage). Flip the breaker fully OFF, then back ON.

The WiFi stopped working.

Unplug the router — it's in the dining room, just left of the credenza below the TV — for 30 seconds, then plug it back in.

The propane ran out (fire pit).

There's a spare on site — message us and we'll point you right to it.

The front door lock isn't working / we're locked out.

Message us right away — there's a backup way into the house and we'll walk you through it, any hour.

Something broke, or we spilled something.

Just tell us right away — accidents are fine, surprises at checkout aren't.

Privacy & monitoring

Are there cameras?

Exterior security cameras only, disclosed on every listing. There are no cameras indoors — ever.

What's the white device on the wall?

A Minut noise sensor. It measures sound level only — it cannot record audio or hear conversations. It just lets us know if sustained noise passes a threshold, which protects the neighborhood (and your deposit).

Checkout

When is checkout, and what do we need to do?

Checkout is 10:00 AM, and it's four things: start the dishwasher with any used dishes, leave used towels on the bathroom floors, strip slept-in beds (leave the duvets) with linens on the bedroom floor, and lock up. That's it — you're all set.

What if we leave something behind?

Message us — if our cleaners find it, we're happy to ship it back to you (shipping's on you).
